The top 6 costly gaps in your insurance policy (and how to bridge them)

In this guide, we show you where the gaps lie and which endorsements you need to bridge them, giving you peace of mind that your investment is truly protected.

1. The water exclusion

Water damage is the most frequent and complex source of claim denial. Insurers differentiate water damage into three distinct categories, two of which are typically excluded:

  • Sudden and accidental: (Generally Covered: e.g., a burst pipe or appliance overflow).
  • External flood: (Excluded: Rising water from a river, rain, or storm surge).
  • Gradual/maintenance: (Excluded: Slow leaks, persistent seepage, rot, or mold from lack of maintenance).

How to bridge the gap

The solutions depend on the source of the water:

  • For external flood: You must purchase a separate NFIP Flood Insurance policy.
  • For sewer backup: This is a common and costly omission. You must add a specific Sewer Backup Endorsement to your current policy.

2. Maintenance and wear and tear denials

Insurance policies cover sudden, accidental damage, not poor maintenance or routine deterioration. Insurers will deny claims if they can argue the loss stemmed from a lack of maintenance (e.g., roof leaks due to old shingles vs. the impact from a storm).

How we counter the argument

Your best defense against a maintenance denial is proactive documentation. Use dated photos or video walk-throughs of your roof, siding, and foundation to establish the condition of your property before a loss.

If an insurer tries to claim the damage was due to old age, we use your documentation as objective evidence that the immediate cause was a sudden, covered event.

3. The Vacancy Clause: Investment and commercial risk

For property owners who rent out apartments, maintain multiple commercial spaces, or own seasonal homes, the Vacancy Clause presents a significant, often unknown, financial risk.

  • The problem: Most property policies drastically reduce or eliminate coverage for key perils (e.g., vandalism, theft) if the property has been deemed vacant for a specified period (typically 30, 60, or 90 days).

  • The solution: You must purchase a Vacancy Endorsement or secure a separate Vacant Dwelling/Building Policy to maintain full coverage during periods between tenants.

4. Business personal property (BPP) limitations

If you use any part of your property for professional purposes—even a home office, a workshop, or an apartment complex rental office—your standard homeowner’s policy will severely limit coverage for your business assets.

  • The problem: Standard homeowner policies often cap coverage for Business Personal Property (BPP) at a low amount (e.g., 2,500 to $5,000), regardless of the value of your equipment.

  • The solution: You need a Home Business Endorsement or a separate Commercial Policy to properly insure business equipment, inventory, and crucial operational assets.

5. Wind and hail damage

Wind and hail claims are notorious for being minimized by insurers because the damage is often subtle and easily attributed to pre-existing conditions.

  • The problem: Insurers frequently argue that the damage to your roof (shingles, gutters) or siding was caused by ordinary wear and tear or lack of maintenance, even if a major storm just passed. This is especially true for hail damage, which may not cause leaks immediately but drastically shortens the life of your roof.

  • The solution: You need an immediate, expert inspection. We use specialized knowledge and tools (like Matterport technology) to differentiate between maintenance issues and wind-creased or hail-dimpled shingles. We document the true cause and scope of the storm damage before the insurer can minimize the loss.

6. Earth movement and other natural exclusions

While this is rare in Massachusetts, nearly all standard policies exclude earthquake and landslide coverage.

  • The solution: The only way to obtain coverage for these perils is through a separate Earthquake Endorsement or a dedicated specialty policy.
